    I triumphed in TREC case file 252449, as confirmed by the Enforcement Division’s decision on May 12, 2025, defending against allegations of non-disclosure by an agent with arguments of timely filing issues, proper disclosures, and independent inspections, reinforcing  the Broker's professional integrity.

    In April 2025 I successfully litigated against a moving company who damaged my client's furniture during an interstate move.  We filed sanctions against the defendants' attorney for being non-responsive and won the case without having to go to trial.

    In January 2025 I successfully settled out of court on a defamation lawsuit because I highlighted the defendant's lack of discretion by the defendant who contacted multiple parties unrelated to the case & who illegally disclosed confidential information.

    In June 2025, I successfully represented a client in litigation against Frontier Airlines concerning lost luggage. I argued that Frontier's lost luggage policy violated established federal claim limits, securing a favorable outcome for the client through strategic legal analysis and advocacy.

    In October 2025 I successfully litigated against one of the largest property management companies in Texas who failed to pay a Real Estate agent.  I focused on the illegal demand of the management company to demand that an agent must pay for a vendor account in order to receive a commission in violation of TREC regulations, TRELA and RESPA.

    I triumphed in a dispute with Meta Platforms, Inc., regaining my client's Facebook Marketplace access. The success hinged on proving lawful real estate brokerage practices, including transparent rental listings with owner-charged fees, aligned with Texas Real Estate Commission regulations and Meta's policies, backed by TREC license records and owner affidavits. This resolution underscores the firm's proficiency in addressing unfair business practice disputes, achieving reinstatement and a written explanation from Meta without resorting to litigation.

    Azbell & Associates LLP successfully represented a team leader in a commission dispute against a major Real Estate Brokerage, where the client was denied revenue share despite clear contractual grace periods and hiring assurances that exempted personal sales requirements. Our firm's meticulous analysis of the contract, supported by demand letters and strategic negotiations, exposed inconsistencies in the brokerage's policies, leading to a favorable resolution without prolonged litigation. This victory not only recovered the full owed amount but also highlighted our expertise in real estate law, ensuring agents receive the compensation they deserve.

    Our client faced membership termination for noncompliance due to a “TERMINATED” account status that blocked online course registration. On October 27, 2025, our client formally demanded that NAR arrange one-on-one live instruction for the full 6-hour In-Depth Code of Ethics course by November 7—citing system errors, denied access, and resulting financial harm—while preserving claims for breach of fiduciary duty, tortious interference, and unfair treatment. Texas REALTORS® promptly conceded by reducing the Ethics requirement to a 3-hour course (any provider, remote or in-person), retaining the At Home With Diversity course and fine, and agreeing to reinstate membership upon compliance—securing a decisive victory through assertive legal pressure.

    In a significant victory against a major database company, I successfully challenged their unauthorized inclusion of my client's personal data in their database, leveraging an active security clearance as a key factor. By demonstrating potential damages exceeding $500,000 due to privacy violations and national security implications, I negotiated a favorable settlement where the defendant agreed to permanently remove my client's information, avoiding costly litigation. This case highlights my expertise in privacy law and strategic negotiation, protecting individual rights against corporate overreach.
